There obviously are a number of things to consider. I however, am thinking along these lines: The rent money is for this crop year/growing season. It doesn't really matter in this case how long they have owned it during the year. What matters is who owns it during the growing season. If the crop is planted in late April, there could be a case made for them getting rent for the month of April, no more than that.

No matter what happens: Anything the owner and the buyer agree to is permissible, as long as it doesn't break the law. If you were to decide you wanted the rent for the last 5 years, and owner agreed, it would be permissible. Likewise, if you agree to let previous owner have it all, that also is permitted as long as you both agree. It is a 2 way street.
