-minimum 5 years, preferably 8
-i'm organic, takes 3 years to get certified if previously farmed by conventional farmer, 1 year if land has laid unused and i can get affadavit.
-pay based on Ph, organic material level, and general condition.
-price goes from "please use my land" to paying the taxes for the better land.
most of the land has pH of 5.2 or so and O.M. level of 1% to 2 %, with lots of problems i.e. hard pan, excessive rutting, rocks, surface water, and low nutrients.
