Roseglen, North Dakota
I see at least one thing wrong with your scenario.
With the run of good crops/prices we've all enjoyed in the last 15 years, I can't imagine not having $5000 land paid for.
Why wdnt you?
A lot of land is passed from generation to generation and never sold so capital gains is not an issue.
In my lifetime I've seen land go from $125 an acre to $5000 in 50 years, to say nothing of profit generated in the meantime.
If something else was better, so be it.
