And the land just down the road just rented for over 400 dollars an acre. 3 year commitment, and it is not the best land. It has sand and light ground, and might average 200 on an above average moisture year.

And in the last 12 month there's been land bring 15-22,000 acre. Regardless of 6-7-8-9% interest rates. So ya I don't want to hear about it. Do not want to hear about 4 dollar corn and sub 11 dollar beans.

It's actually going to be quite interesting how this very expensive land cash flows with 4 dollar or less corn the next few years actually a little excited to see it unfold.

To follow up a little my point of post is, producers always do it to themselves. If there's a buck to be made they bid every last dollar out of it and then some. Just to have it. Then they complain when they get caught with their pants down with 4-500 dollar rent.
