Indiana | I was thinking it could be either way but the operator would pay rent to the landowner which would reduce his profits and transfer that rent to the landowner which would not be subject to SS tax.
Any remaining profits as operator would be subject to SS tax. But the rent he just paid the landowner would reduce that amount.
Also I like having the land in an LLC to shield it from liability
