From my experiences with the natural gas companies. First find an attorney and not just the local one you deal with. Get one who is not bought off by the solar companies but just the opposite. Second get all the landowners in your area and negotiate as a group. You will have way more power. The companies want to deal with individuals and don't want you to whisper to a neighbor what they are offering you etc.. We are in litigation with Chesapeake Energy who will not abide by our lease and the lease of hundreds of people in the northeast. So far they are getting away with making hundreds of thousands of dollars per day from not following the leases. If you think solar companies won't try the same tricks follow who their parent companies are.
The best advise I can give is get ALL your money upfront and hire a super good tax attorney vs. signing a 25 year lease and then needing an attorney.
We've been approached to lease for a solar farm too. I've been through enough of this crap so no way. I could write a book about all of our experiences with natural gas drillers and pipeline companies.
