Consider how inflation would change your decision. What was cash rent there 25 years ago? If you had signed up 25 years ago for a payment 5-6 times cash rent what would you be getting today and how would it look. Personally if I were in your shoes I would try to negotiate a payment that adjusts with inflation. Good luck.
