Friend probably sold hunting rights and now can't deliver.
BTO here was asked to take a huge crop/hunting lease (Big $$$). He got it and planted crops. Well known hunting area with lots of hunting leases on it.
Hunters started calling him and wanted him to honor down payments made to previous tenant. Big stink between hunters and previous tenant that may end up in court.
