Exactly, if a farmer leases a "farm", he has the right to plant crops, live in the house, graze livestock, milk cows in the barn, hunt etc. If he leases "40 acres of hay ground", he can cut hay on those 40 acres, not establish rights that some peasant died for in 12th century England.
