Maybe the O.P. should be spending more time figuring out why he can't make that rent cash flow and the tenant can. Need to spend less time complaining that someone else can... Not going to get into it, but with a semi slippery slope of fixed/vs variable costs, C.O.P. per bushel would be at a profitable level for the tenant.

Figure out what they are doing to be able to pay higher levels for land purchase or rent. Most times its not that they inherited it, its just that they work harder or have a competitive advantage they have created. Seems like often times multigenerational wealth gets squandered as each generation is more comfortable and pretty soon there is nobody actually doing the farm work and its gone.
