First, I think that if you know what you are doing and do the work yourself you will be pleased with the outcome. Second, I think you need a set of plans and someone to help you with the building code and other regulatory requirements. One of our WWII generals said that once the battle starts plans are not worth the paper they are written on. However, you must have a plan.

It is often difficult to know what is good enough to keep and what should be torn out and replaced. However, if you have problems 5 years from now it will probably be because you decided to save a few dollars and did not tear out something you should have.
