Reading these replies has brought back a lot of memories ,some I'd rather forget .
I tend to be optimistic about most things .
I remember some red stamped "Paid by Renewal" notes .
A couple of FmHA EM loans 2 years in a row at maximum amounts .
Hailed out , Drought the next year .
A real nervous banker who went the extra mile with us .
A bank with a FDIC bank examiner in the basement reviewing every loan .(so said my loan officer)
I started farming in 1969 leaving a good teaching job .
Uncle retired to Az. gave me a good crop share lease.
The lease worked as collateral for operating loan at bank .
Was always over leveraged, under capitalized .
Good years , disaster years , bumper crops and poor prices , poor crops good prices .
Some how made it to the finish line with no debt and land base paid off .
Bought land from 1973 through 2014 .
Was lucky I guess . :>)
