1/3 2/3 here and LL is not out a dime on anything. And yes it's bankrupting us. LL's will not have it any other way either.
Yeah, I started out with a farm like that. The margins were just too thin. After a couple years I put the numbers together and had a long talk with the landlord. I offered either 30/70 with me continuing to pay all expenses or 50/50 for everything. He went with 50/50. This was before the runup in prices and I think he's been happy with it.
