landowners would sure as heck accept the terms of a flex lease if enough of us had the spine to insist those are the terms- take it or leave it. Gonna take awhile to make the flex lease the rule rather than the exception. Doubt it will ever happen, even though the majority of us would prefer it that way, we lack the intestinal fortitude to make it stick. What a bunch of spineless wimps we are.


Yes, and we are all going to plant 10% of our acres in grass to increase the grain price........

Most people seem to like capitalism until they are on the wrong side of it. Everybody was pretty quite when corn was $7 but now that things are the other way around everyone is up in arms. "I get it" but this is just the nature of this business.

The vast majority of people making statements like you made their whole career are the ones demanding up front straight cash rent for their farms now. Some how when they were farming XX was too much for rent, now XXX is what they are renting their farms for and if you don't like it the next guy will be happy to farm it for that and if that's the way it is, more power to them as many of them have earned it.....
