I only cash rent ground, no flex or crop share. All rents are due 100% before spring. I don't feel my landlords should bear any of the risk in my endeavor. I didn't have to pay their price, I agreed to it. If I have a crop or marketing failure, none of my other creditors lower my payments, why should my landlord? If I was a landlord, I'd want paid upfront also.
