Yep. Been on those same rides with grandpa. Times are a little different. Some did cash flow in pappys time, but in general robbys story sounds like what I've heard as well.
I've bought 2 farms. One had a house and 20 acres. The other was 60 bare acres. The first farm was too much house and too little bare dirt to worry about cash flow. The second piece too 1/2 down and 25 years to make it work, along with adding a few more rented acres. The way I see it that 60 is a 401k. Accept I can find ways to make a little $ off of it now, but the real $ will be made after its paid off.
