Corn or beans? Creek (as opposed to river) floods are hopefully short-term but can be some pretty decent ground. Keep in mind the trees and deer will cost you yield too. Small fields will take more time/seed/fertilizer/chemicals with all of the overlaps.

Sounds to me like a candidate for flex rent. Give the LL a base rent figured off of your insurance guarantee (figure it where you make $0 on a crop failure) and share the upside with the LL. I have done 27.5% of revenue on corn and 37.5% on soybeans with a floor and a cap - floor being breakeven, cap being $40-75 above that.
