My folks added a great room on the back of the house as a single story addition about 15 years ago.

Kitchen/family room as one big room. Bathroom on the far end away from the main house.

Hard to beat a big rectangular addition with interior, non-load bearing walls for being cheap, easy, and flexible. The equivalent for what you are looking at would be, say, a 30 x 40 addition. Great room 30x30 and two 10x15 rooms side by side on the far end.


May I ask how you intend to use a parlor in this day and age?
