Depends on what is included in that and how you calculate the square feet.
If you build a 3 stall garage and a full finished basement with any sort of extra features (in floor heat, spray foam insulation, fancy flooring or cabinets, big fancy kitchen, etc) at all it would be very very easy to go way over $315/square feet of main floor living area without any real estate cost involved.
Everything related to building a house is ridiculously expensive, esp now.
