Recently Have been able to get most of my customers 3.5-4.5 fixed for 20 years on a 30 year amortization depending on risk profile. No prepayment penalty. We want your business and have been coupling those rates with no fee/origination RE loans. I cover appraisal title work etc. The rate gyrations have settled down with more normal movement in rates of 5 bps per day rather than 20-30. Been busy as heck, but a 1-1.5% drop in rates can really improve cash flow today.

Rates might slowly float lower, but I would say mid to upper 3's will be the floor for Ag RE unless rates go negative. Variable rates should be coming down if they haven't already. Again, unless rates go negative variable rates should match the lows from the 2008-2009 financial crisis.
