On march 9th I did ours was orginally a 20 year with Farm Credit. They streamlined the refi. so I stayed at 16 years but interest dropped from 4.61 down to 3.92. From what I heard that was the perfect day. Govt is out buying treasuries and bonds and manipulating the market now so the rates have risen.
