Lots of Dallas has been redone. The problem is around and south of downtown, a few streets may be great, hood for a few blocks, then nice homes again. .
Sister lives in one of those redone areas on Bexar St. And you ain't kidding. All nice and pretty on one side, across the alley houses with the roof falling in.
Never really feel all that unsafe, but LTC does put a person more at ease. Personally I don't like the areas north of downtown much either, all full of yuppies going to whole foods and Starbucks.
