Oklahoma | If it's not yours don't make an investment. I've been taken twice on similar situations. Rented the place for 7 yrs and did a ton of fence work grandma passes away and grandson is money hungry. Sold it and got his pockets full. He probably bought 2 sea doos and a boat and pissed it away. (Sry for the rant) also had something similar happen at another place. I learned my lesson.
I would try and get the land owner to pay for all inputs and you put in the labor with a minimum of a 5 yr lease guarantee after grass is established. If you could get a 10 yr even better. After all it sounds like your trying to do the right thing for the land. You might have to put the sales pitch on but like I said I've been burned and learned my lesson.
