You said you have liens on their personal property as well as the real property. Do they have any personal property that is unencumbered? Automobiles are usually the first items of choice but boats/rv's/4 wheelers are usually second. Most other things get harder because you have to identify what property you are collecting against. You will have to have an enforceable lien and be able to identify the property. If you can do all of that then you can pay a fee and have the Sheriff execute on that property. This is how it would work here in our county, your laws and procedures will be different but there should be some similar process. Once the Sheriff has executed the lien then they have an auction and sell it to collect your proceeds. It's not an easy process and is pretty well designed to discourage you collecting on the property but it can be done if you're persistent. Other than buying out the first lender (you said you couldn't but they don't even have to agree to that if you could) I don't see much else that you can do.
