Your second question, about the landlord taking damages and only willing to let you not pay the rent on those acres, I can answer. The simple way to answer it, is do you want to keep farming the ground? If you want to keep farming the ground, you will let him/her have the damages, and agree to not pay the rent on those acres. Otherwise, I suppose you could battle him/her on it, and let some neighbor farm it next year.
