Right now that 500 acres will make you a rich man if you don't need lots of new shinny paint. 250-300 k a year clear wouldn't be a stretch on income for a farm around here that size.
We've got neighbors with 3000 ac clear and paid for so we don't have a chance to buy any ground around here, they send out letters to all the elderly wanting to buy their ground.
