Nebraska | This is an excellent topic, is the $450 out of line? Some yes, Some no, depending on situation. Here is a situation we are looking at here in Nebraska. Have pivot that is going to a 2 year lease. Seed corn next year, then soybeans in the rotation. Rent is going up. With the seed corn we have extra income because of the guarantee and less inputs. Cost of seed for commercial corn is close to $100/acre, but on seed corn there is nothing, we do not fertilize like going for 225 bushel corn. Chemicals are a touch more, but no harvest expense, no hours on combine, no fuel to haul grain, etc. So is $450/acre okay for us, I suppose. But I sure do like the flexible lease thing as that is a lot more reassuring on if the price goes down, so does rent. | |
