Did some digging to look for broken tile in wet area. There is none. 5ft hole filled up to this in a couple hours (note-we haven't had any significant rain in a couple weeks):
If you follow the tracks back a couple hundred more feet is where the poorer soil sample but higher yeilding area was. 
Anyone ever tried anything like offering to cost share on tile with a landlord for a longer term lease?
