Ringgold has some pretty variable soil to my understanding. Some that is very good and some that is not. It’s possible to have both cheap land and high cash rent in the same county, every farm is different….

That being said, unless I’m guaranteed to grow 300+ bu/ac corn I don’t believe any ground is worth $400/ac cash rent. Take 250 bu/ac x $4.60/bu = $1150 - $400 = $750/ac left to put the crop in, take the crop out, and truck it. There may be some meat left on the bone at the end but I wouldn’t bet on it
