Local procedures may likely vary, but around here, all the risk is on the buyer at a sheriff's (courthouse) sale: the property is not open for inspection, so the buyer has only what he can see through the windows to go on. Though not exactly accommodating, dealing with a lender or sales agent has the potential of providing slightly more protection to the buyer.
