Just a comment on land appreciation ,long term its been good BUT if you buy at the wrong time or pay to much it can be a killer....actual examples I know of a farm bought in 1922 ($100 acre) could not be re-sold for same price or more until 1949 and a farm bought fin 1980 ($3,500) didn't get a price as high until 2005. FWIW
