It's funny to hear you say bankers are scared of the money they have loaned. I've never seen an undersecured banker yet.
They want 40% down.
They want lots of collateral
They want cash flow
If they don't have those things they don't make the loan
Investors aren't stupid either.
Be concerned for the guy buying it, not the lender; he's covered nicely.
