EC SD | Land around here has been priced into negative cash flow for about the last 20 years now...
People are obviously not bidding for the negative cash flow, but mainly looking at total returns instead. So capital appreciation has been a big part of the total returns equation and every bidder has their own views on what land values will do in the future. If they think land will not go higher, or perhaps decline in value, I guarantee they will not be the highest bidder at the sale!!
