Subject: Thoughts on Share Rent (I'm a landlord)

I inherited 350 acres from my father in Eastern ND. Long story short, I feel he was receiving below market rent from a relative renting the farm. I don't want to be the guy who wants the highest dollar rent possible, I just want our agreement to be fair.

I decided to offer a share rent agreement so I can share in the upside as well as the downside. The terms I've offered are this: rent will be 30% of whatever crop is produced and I'll insure my portion of the crop (corn, beans, wheat). He doesn't like share rent but I think's a fair way to share risk.

Please give me your thoughts on this agreement from a tenant's perspective.
