I will give you a straight answer.

In my opinion tunnel vent only way to go.
I would put a warm wall package on (insulation on 4' concrete stem wall)
Attached load out and office
I like a flat load out dock - there have been times that I can load a truck by myself and could be done with rattle paddle
I would add a shower even if not required by current bio security protocol.
Bring water line up through floor of office not outside building in insulated tube.
If I was to upgrade any equipment I would put in a hard plastic ceiling. Could be a 15-20$ per space upgrade but labor cost to replace is much higher with all components mounted to ceiling.

Tandem feed bins is a must, do not put single bin single auger system in. Toured a neighbors barn and he had 2 feedlines feeding into same feeders, I thought that looked like a good idea, not an emergency if one goes down, repair as time permits. probably a 4-5$ option per space
