Hello all,
Tomorrow morning I'm closing on a small piece of ground which I hope to build a house on one day. Currently this ground is owned by the neighbor who has about 50~ acres. This ground has flood irrigation and an ok alfalfa stand. Since I'm not building a house anytime soon he asked if he could continue to hay it. One of his buyers likes the alfalfa and none of his acres has any on it. So, I'm paying water and likely going to be the one out there flooding it. They said most years they see around 150 small bales off this little corner over 3 cuttings ( 75, 50, then 25 roughly). It's pretty lousy with bindweed and Canadian thistle which I will probably go out there and clean up. It's nice that he will be keeping it hayed/ clean. Not looking to make a lot of money off this just a nice simple fair price for a land rent. Thoughts?
