I don't know of a way to have excel sort out the various combinations that would result in an equal 50-50 split or even something close.

Here's a thought. Get the parties together and flip a coin to see which party starts. The first party picks a piece of property, then the second party picks a piece or pieces of property that somewhat closely equals the value of the first piece chosen by the other party. At that point in time, the values for each party are roughly equivalent. Repeat the process until the parcels are all taken.

If at the end of this process both parties are happy, then that settles it. I guessing at least one or maybe both parties will be unhappy. If both are unhappy you do it again or try something different. If one is happy and the other not, you have a problem.

Sad as it is, experience and observations in these matters causes me to expect a problem.
