My Dad took care of his farms by deeding them to those he wanted to have them long before he died. We allowed him to collect the rent and conduct his oil and gas leases just as though he still owned the property. The only bad side to this is you have to be able to trust the ones you deed it to.

A lot of times it is not the children of the deceased, but the in-laws who are the ones raising he$$. Then everything gets squirrelly.
