Since it is good enough to grow grain crops it should be worth as much as cropland except the owner has placed a restriction on it that hay must be grown. The more restrictions the more limited the opportunities and limited the pool of potential renters is so the price should be lower. Around here the hay market has not kept up with the grain markets.
