NE Iowa | What would 1/3 of the potential (likely) hay crop be worth. Since it looks like a long term lease you will be able to spread the initial cost of seeding over several crop years. Historically, 1/3 of the gross crop has been the average value of the lease. I don't have any idea what the land may yield or your hay value there, but say its 2 tons at $150 ton. That's $300 an acre for a fair value of $100/acre rent. My guess is hay is bringing more than that. | |
