I see.  In my initial reading of your post, I didn't realize that you might be wanting to rent it.  I thought he was just asking for your opinion. 

a) you need to put together a crop budget, to see what kind of profit you can make off hay.  hay is more labor intensive than growing corn and soybeans, so the "rules of thumb" for corn and beans may or may not apply to hay ground.

b) "Could lead to the other part of there farm that they have leased for crops."    What is this worth to you?  Maybe you want to have the rent price a bit closer to what you would pay for the rest of the farm, per-acre wise......... depending on how many acres is involved in the rest of the farm.  How realistic is it that you might have a chance on the rest of the farm?
