We built (had built by Morton) a 42 x 48 steel clad post construction (tin shed) home with a 400sqft loft in 2008, bad year for building, everyone said we were crazy cause the sky was falling. They did the shell, windows and insulation, we contracted the rest.

We went with extra thick walls, best windows, large over hangs, a large amount of glass on the south, not so much on the north. Ours looks pretty plain on the outside.

From the time the bundles landed on the site to the point it was a rainproof building was under two weeks. I have seen stick built homes rained into many times while waiting for one crew or another.

We have a geothermal field with in floor heat, forced air geothermal for heat and AC , and a propane back up. The highest heat bill we have had is about 54.00 one month. I think about 300/400 per year for heat and AC for the last 5 years.

There is no loadbearing wall except the loft wall. Most ceilings are 10'.We did the floor in ceramic tile or granite, about 2000 sqft, .

The Morton company furnished certified plans to the wife's design. The appraiser had no issues with the construction. The VA underwriter did not care. When we built it, the bank was only interested that it was up to residential code and Morton's plans took care of that for us. Building inspection was smooth.

The inside the house it is difficult to tell from any other house, some exceptions are that it is quieter, the large southern windows have a 8" sill around them due to extra insulation, and the ceilings are higher.
