You won't get ground unless people know who you are. Some landowners don't know they have choice. Get paid same rent that their parents got before they died. You don't want to piss the whole tri county area off and not have any friends or farmers to get advice from. Business is business. Make your self available through phone calls, letters or brief, casual encounters through out town. If they ever have a problem with current tenant they will come to you. If a multi year lease is rightfully ended and they choose a new farmer that is business. Gotta be ethical at same time though. Buy a piece of land if it pencils out cheaper than rent with 30 year terms.
