Subject: Rent land to plant soybeans every other year?

An opportunity was presented to me to rent 2 quarters of land every other year, on which I would be required to plant soybeans for rotational reasons.

Would you give the current going land rental rate in your area? 10% less? Not sure its an opportunity a person should get into. But looking forward long term it could turn into land that I could farm every year. Also wouldnt get any of the nitrogen credit the year after as I wouldnt farm it that year. Not to mention the paperwork that would have to be done each year with FSA.

Thoughts? Concerns?

Also thought about offering to custom plant, roll, and harvest but that's not always the best thing either.
