I know I'm late on this, but I would be very skeptical of anyone wanting to "manage" your place for you. If you do a quick internet search for OK waterfowl hunting, the price per gun he is quoting you is about half of the lowest going price I've ever heard of. I don't know of any reputable outfitter that can pay guides, provide amenities, snacks, etc. for $75 per day, much less $50. If you want to increase income, ask more for it from current leasee or advertise for more money. If there is any descent harvest numbers history at all with your place, you should be able to rent it out and control it yourself, possibly with less liability. In order for him to get you back to even, he's gonna have to book 33 man days on your place, which means it could be 33 different people on your place, which needs possibly 33 different signed liability agreements. Just things to think about.
