Michigan - Saginaw County | My experience is that by the time it becomes a gossip item you are already a day late and a whole lot of dollars short.
And much of the time it is because the buyer/renter goes to the owner long, long before the gossips begin ratcheting their jaws and says 'I'll give you this much for that land if you are interested' - not 'How much do you want'
At least that's how it worked on the piece I'm closing on this week
