This is a very small acreage, and so consider how the current tenant is taking care of the land.
That means taking care of the weeds, mowing around the yard, ditches, etc.
Don't expect a lot of income, the best thing for you is someone to take care of it for you.
The rent cannot be very high in this situation, it is hard to farm.
