I would have a lawyer do the contract for deed. make sure that the down payment you ask for  you get before signing the papers. if they ask to move in before signing. don't let  them. another reason I would have a lawyer do it is if the buyer doesn't pay. the buyer might stay in the house for aslong as they can. by then a sheriff be giving the buyer numberous visits.  even a court day. the sellar will be out money to for no payment, home insurance taxes, and whatever else you agree to the buyer paying for in the contract. don't give the buyer any slack in the rope because you will get hanged in the end.
