It would be for investment only, you would have to rent it to another operator.
IDEA: Get a friend to do the same for you, you rent from him, he rents from you.

A friend of mine has done this, he said it was an ok way to buy land, but he actually
does not know LEGALLY if he can even hunt on it. Hopefully the IRS is not sending
conservation officers out to check... HAHA
