It's nice that you dont have operating loans, why do you have to gloat and rub it in everybody's face all the time? If you needed a 7 figure op. loan, could you pay cash??? Probably not.................. 3.5 is good, with good history and a solid marketing plan, should be able to try to find something a bit closer to 3.0
